How we work: The design-build process

The devil is in the details and our seasoned professionals know it. The design-build process is a proven approach that minimizes risks and overall costs. This is because the architectural design phase overlaps with the construction phase. So your project will be closer to being on budget and time as a result.  Most importantly, clients have a single point of accountability. Also, sound solutions will be suggested BEFORE the design is complete to address issues of cost, schedule and feasibility. Reducing client stress and expensive change orders is how we strive for 100% customer satisfaction.

Planning Phase:
N Sabella professionals work with your architect, engineer and our specialty trades (subcontractors) from the start to:

  • Establish a construction schedule including details of plumbing, electrical, HVAC, painting and other applicable trades
  • Line up permits and inspection milestones in advance
  • Order and expedite the delivery of all key products, finished materials and components
  • Confirm management control of all project activities
  • Prepare subcontract agreements including scope, timeframe and job site access

Construction Phase:
Communication with our clients is paramount to success! You will receive weekly reports on job progress, upcoming milestones, subcontractor status and the upcoming work schedule. Any home improvement project is a disruption to family living. Our professionals minimize the intrusion into your personal space with:

  • Careful jobsite setup and site protection
  • Safe materials storage and debris removal
  • Daily job site clean-ups
